GRM ignores expenses, vacancy, and financing. That’s both its weakness and its strength. It’s weak because two properties with identical GRMs can have completely different profitability if one has sky-high expenses. It’s strong because it’s instant — you can screen 20 listings in 10 minutes with GRM before spending hours building NOI models.
GRM benchmarks also vary by market and asset class. In a high-appreciation coastal city, multifamily GRMs of 14–18 are normal. In secondary Midwest markets, GRMs of 8–11 are common. Knowing the local GRM range tells you instantly whether a listing is priced at market, above, or below.
A practical use case: a broker sends you a 10-property blast. Three have GRMs 20% above market — skip them. Two have GRMs at market — run the NOI model. One has a GRM 15% below market — that’s your first call. GRM doesn’t close deals; it directs your attention efficiently.
GRM vs. Cap Rate: Why the Same Property Can Show Two Different Numbers
GRM and cap rate both price a property off its rent, and they can point in opposite directions on the same listing. GRM = Purchase Price ÷ Gross Annual Rents uses the top-line number and stops there; it never looks at expenses. Cap Rate = NOI ÷ Purchase Price starts from the bottom line, after every operating expense comes out.
Two buildings, same price, same GRM, different reality. Building A and Building B both list at $1,000,000 with $150,000 in gross annual rents, so both carry a GRM of 6.67. Building A runs a lean 35% expense ratio: newer roof, low vacancy, so NOI lands at $97,500 and the cap rate is 9.75%. Building B runs a 55% expense ratio: older systems, higher turnover, so NOI lands at $67,500 and the cap rate is 6.75%. GRM says these two properties are priced the same. Cap rate says Building A is the better buy by three full points.
Use GRM to screen fast, when a broker sends twenty listings and you need to cut the list to five worth a closer look before real financials exist. Use cap rate the moment a T12 lands in your inbox, because it’s the number you underwrite, negotiate on, and defend to a lender. GRM tells you where to look first. Cap rate tells you what to pay.
