Ground-Up Development is development at scale for someone who’s already built once and wants to run bigger, more complex projects, with a pro forma built on yield-on-cost, S-curves, and a full financing stack behind every decision. Asset Management covers running a multi-property portfolio to the return you underwrote across every asset you own, through a 10-year CapEx schedule and a real hold/sell trigger. Distressed Assets covers buying notes at a discount to par, the lender’s workout toolkit, and foreclosures, the deals that show up once a cycle and make careers for the investors positioned to move when everyone else is frozen.
Each course runs $159 to $179, eight modules, and 100 to 135 practice questions, with a capstone built around a three-vehicle fund evaluation, a mixed-use development stress-tested for a cost overrun, a five-asset portfolio review, or a distressed office workout, plus a graded final exam and certificate. Fund Structures carries an educational-only disclaimer on the legal and tax mechanics it covers.
Pro is not a starting point. It assumes you’ve underwritten deals, run a value-add plan, and know how the capital stack works already. It’s built for the investor ready to operate at the scale where those structures start to matter.
